Keep yourself off the roof
Do not climb onto a damaged roof or enter areas with structural or electrical hazards. Use local emergency services for an immediate danger. Take photos only where you can do so safely.
Record the timeline
Note the weather event, when the leak or damage appeared, and any changes indoors. Keep photos and records of temporary protection together.
Ask for a roof-specific assessment
A damaged shingle, flashing problem, and widespread deterioration may need different scopes. Discuss what was observed, what remains uncertain, and what repair or replacement options are being considered.
Keep the contractor’s estimate and claim separate
The contractor estimates construction work. The insurer determines coverage, claim payments, and policy responsibilities. A roofing website or inspection cannot promise an approved claim.
Understand the proposed agreement
Review scope, materials, payments, deductible responsibilities, scheduling, cleanup, and any changes before authorizing construction. Keep copies of the documents you sign.
